(1) Custom Leasing / Manager / Maintenance Training (Classes/Workshops)

JRP Consultants, Inc. offers custom training which can be customized to meet the needs and objectives of the private investor up to the large property management firm. The training may be offered on site or at a more advantageous training facility.

Here are some of the advantages of Custom Training:

    Each class topic has been designed as a 3-hour presentation with a charge of $750 (based on the hourly rate of $250/hour) plus applicable traveling expenses.

    Class lecture and discussion, role-playing, case studies, video and overhead presentations

    (2) Troubleshooting Performance Issues (Rental / Occupancy) For Your Property

    JRP Consultants, Inc. provides assistance to our clients in determining why a property may not be performing to projected levels of occupancy. One single factor or a combination of several factors may be the problem. We have been very successful in troubleshooting a property based on a hands-on approach to the problem through an actual site visit to the property.

    Troubleshooting will include the following:

  • Review current market rates and concession/incentives being offered by competitive properties in the submarket
  • Perform a site visit to the subject property to assess the following:
    1. Initial curb appeal and overall property presentation
    2. Signage
    3. Quality of market ready apartments
    4. General organization of maintenance staff and shops
    5. Timeliness of service requests
    6. Office organization and general Impression
    7. Responsiveness of the office staff
    8. Presentation of “show apartments”, mini models, and furnished models (if any)
    9. Review of resident programs
    10. Sales skills demonstrated by the leasing staff
    Following the site visit, we will provide an overview of our findings with recommendations for a practical marketing plan specific to the property.

    Additional information that is helpful prior to the site visit includes the following:

  • Current brochures or marketing pieces in use.
  • Names and titles of onsite staff.
  • Traffic sheets from the previous 6 week period prior to the site visit.
  • Information sheet of current rental rates, concession/incentives being offered and current availability. A breakdown of the product mix will be helpful (total number of 1x1’s, 2x1’s, etc.)
